Given that buyers and sellers often have different ideas about the value of a business, it is a good idea to ask a business broker or professional appraiser to evaluate the business.
A well-prepared, balanced and independent valuation can help speed up negotiations and provide a more complete picture of the company’s value.
Nicisa Valuers will carry out an assessment of commercial real estate tailored to the needs of our small business clients.
Business valuations are made for a variety of reasons, including, but not limited to, pre-purchase or pre-sale advice, rental valuations, related party transfers, pension funds, taxes and stamp duty on commercial property in Australia.
Specialist Disability Accommodation is growing as an attractive investment option due to its high return potential and government backing.
Specialist Disability Accommodation (SDA) is one of the supports that some NDIS participants may be eligible for.
“SDA refers to accommodation for persons who require specialist housing solutions, including to assist with the delivery of supports that provide for their extreme functional impairment or extremely high support needs,” according to the COAG Disability Reform Council Quarterly Report. SDA refers to the residences in which support services are provided, not the services themselves. SDA may have specialised designs for people with extremely high requirements, or it may have a location or features that allow for the provision of complicated or expensive independent living services. Participants who require specialist housing that minimises their need for person-to-person services or enhances the efficiency of person-to-person support delivery are eligible for SDA funding. Participants who meet the eligibility criteria are eligible for SDA funding.”
The SDA Design Standard, the SDA Innovation Plan, and the SDA Limited Cost Assumptions Review were announced by the National Disability Insurance Agency (NDIA) in October 2019 to encourage development, innovation, and sustainability in the SDA market.

If you’re selling your home or acquired property through inheritance, you’ll need to obtain a retrospective valuation property report.
Also known as backdated property valuation, it identifies the price of the property at some point in the past. The most common use of a retrospective property report is to identify the investor’s tax liability, including capital gains liability.
Property values are constantly changing and these changes may affect the current sale price and historical valuation of the property, so after completing the data analysis, we will usually arrange a physical inspection of the property to find out more about it. Although a physical check is not always required, it gives our valuer a good idea of the details to consider.
Nicisa Valuers are a team of qualified and highly trusted property valuation partners for a wide variety of commercial and residential clients across the whole of Australia.
